UPDATE: A reader has complained that I’ve given the impression here that 101 Brookside Drive has just sold for $1,520,000 less than the last time in spite of a beautiful and complete renovation.  Not the case.  The entire renovation was completed by the previous owners, who sold for $5,995,000 (after initially asking $6,995,000, and sitting on the market for a year or so).

Not to, you know, harp on this topic (as I now proceed to) but here’s another example of the post-crash “hit” that Greenwich addresses have taken since 2008, compared to Riverside and Old Greenwich, which have pretty much recovered most of their market value.

101 Brookside Drive, Greenwich, 2.1 acres (R-12 zone!), beautifully renovated, includes cute little guest-house, sells for $5,995,0000 in September, 2008.  Yesterday, still just as beautiful, sells for $4,475,000! A cruel $1,520,000 loss. Puzzling.

  1. One of the prettiest homes in all of Greenwich. I’d redo the kitchen, but otherwise, mamma mia, that’s some gorgeous space.

    Any indication/knowledge if the $5995 price tag in 08 was even higher before it sold? It “sat” for 381 days. That’s a long time in 08 days. That’s like dog years.

  2. PS: What I’d love to see is Historical Society photos of this house in its prime in 1905 – how the street looked, how undeveloped West Putnam Road was – oh boy, those must have been some good old days.
