62 Closings! (July 5th -July 24th)

Yes, maties, you read that right, 62 properties have closed, and their actual selling prices  can now be revealed…oh, the excitement!

62 sales  (8 or 9 of these are Stamford, but they looked interesting so I included ’em).

This all happened between Friday, July 6 and Wednesday, July 24, 2012 (yes, I apologize for infrequent posting).

List:  Christopher Finlay

Sell:  Ellen Mosher

55 Otter Rock Drive (Gid Fountain “pick of the week”), asks $10.750M, sells 20 minutes later for $10.250M. Built in 1890, spectacularly renovated in 2005.

55 Otter Rock master bath: Oooh (as the French say) la la! Gid likes.

  1. You included 8 or 9 in Stamford!

I havent checked out your link, but I’m going to guess right now that its mostly product under a million with few over 4 million and not much more over 2 million. Condo’s and basic shelter is what is selling. Home Depot is looking up.

    • Cos Cobber:
Gee whiz, you sound like a liberal…foregone conclusion, mind already made up! Turns out, there’s around SEVENTEEN listings in that group at $2M+. But your “basic shelter is the only thing selling” theory is otherwise quite compelling!

  2. Hey man – Slow summer, slow posts! Always appreciated. Wish I cared to live outside of Greenwich! Some really cool places you added to the mix. Fun to look at.

    • D:
Thanks, I thought so, too. I was about to exclude those Stamford properties but the more I looked, the more I liked. Those prices put Greenwich “in prospective”, as they say.

A client of mine is buying in backcountry Stamford right now and he’s caused me to learn a thing or two about this particular neighborhood (historic district behind Long Ridge Tavern); really, really nice spot.

      • If only the schools didn’t suck! Very interesting and probably a good play for an older couple with no kids. Oh well.

      • D:
Well, your judgement of Stamford public schools may be overly harsh BUT… I’ll admit that, for Greenwich buyers, at least, the only ones that consider Stamford are the ones with grown kids, as you suggest.

      • “Those prices put Greenwich “in prospective”, as they say.” Actually, they would say “in perspective.”

(Yeah, yeah, I know what you’re thinking: “If you’re so smart how come you ain’t rich?” To which I reply: “That’s a good question. I’ll have to get back to you on that.”)

      • Anthony Fountain:
Aarrgghh! Dammit, I was tapping out that response on this damn I-Phone virtual @&%#ing keyboard and I wrote “pro-” instead of “per-“….
Come to think of it, NOT the keyboard’s fault, just me being STUPID!

  3. I see you finally got out of your car. Now, dont leave the dog there all summer.

17 houses of 62 over $2MM is more than I thought…still not all sunshine and roses though. Mid Country remains super slow and that is reflective of our investment banking doldrums and realization brought about over the past 5 years that its indeed possible to way over spend on Gwich real estate.
