This all happened between Friday, July 6 and Wednesday, July 24, 2012 (yes, I apologize for infrequent posting).

I havent checked out your link, but I’m going to guess right now that its mostly product under a million with few over 4 million and not much more over 2 million. Condo’s and basic shelter is what is selling. Home Depot is looking up.

Thanks, I thought so, too. I was about to exclude those Stamford properties but the more I looked, the more I liked. Those prices put Greenwich “in prospective”, as they say.
A client of mine is buying in backcountry Stamford right now and he’s caused me to learn a thing or two about this particular neighborhood (historic district behind Long Ridge Tavern); really, really nice spot.
If only the schools didn’t suck! Very interesting and probably a good play for an older couple with no kids. Oh well.

Well, your judgement of Stamford public schools may be overly harsh BUT… I’ll admit that, for Greenwich buyers, at least, the only ones that consider Stamford are the ones with grown kids, as you suggest.

17 houses of 62 over $2MM is more than I thought…still not all sunshine and roses though. Mid Country remains super slow and that is reflective of our investment banking doldrums and realization brought about over the past 5 years that its indeed possible to way over spend on Gwich real estate.
