But the comparable I really like is this one…
Why do I like that one? Because it was a tear-down with 1.27 acres that sold for $2,050,000 in May, 2010 BUT…after those owners leveled the lot and had a new septic system installed, they sold it for $2,675,000 in Aug. 2011. Keep in mind, Birkic’s listing has a substantially larger lot and is on a quaint little private lane.
Sewer is not available at 66 Indian Head, although it extends past this address. No vacancy, so to speak. Bad planning, once again, at town hall.
How about comparing it to 112 Indian Head that sold for $5.3million last month?

Hmmm…I did think about 112 Indian Head Road as a comparable but I rejected it for the following reasons; the existing house was worth renovating (and the new owner told me that’s his intention), the property has a really, really nice, rentable ($3,000+/mo) cottage with separate driveway, AND, there appears to be zero wetlands. All of that elevates this property to a different level, hai capito? (a tid-bit of Italiano there)
