How Do You Know It’s Worth 3 Million?

I wrote recently about a group of waterfront sales in Old Greenwich/Riverside that were all in the $5,000,000+ range and how useful it was to us brokers who, if we’re doing our jobs honestly, are always in need of fresh comparables, in order to convince buyers of market value.

Now I have a new group of useful comparables for a completely different category:  “$3-4M, central Greenwich”.

6 recent sales, mostly new construction, these will help all of us experts figure out what the next ones should actually sell for.

Moral of the story? Comparables, it’s all about comparables, because…. You can’t sell if nothing’s selling!
