545 North Street Sells For $6,328,000.

545 North Street, came on July 22. asking $6.495M. Well-priced, hence a reasonable time on the market. See how easy this can be?

545 North Street, just past Lower Cross Road   [correction!] Directly across from the Taconic Road intersection,  has sold after only a couple of months on the market, not bad these days!

Last time it sold, back in December, 1999, it fetched $4,399,998 (by a buyer clearly determined not to pay $4.4M!). It’s a decent house with really good, usable property, built, if I recall, by Bill Gardener. Anyway, this sale is a healthy sign for a still-recovering Greenwich “high end”.

List: Brad Hvolbeck (shhhh, the “v” is silent!)

Sell: Carolyn Sarsen

  1. Wow, I feel like a newer and nicer version of this house sold on Doubling around 5.8 earlier this year. Amazing that this one went for more.

  2. Call me crazy but I find this house a total yawner. There’s nothing unique about it. Very vanilla. As a matter of fact, I nodded off a bit scrolling through the photos. To each his own.

You really ought to take quick naps in the afternoon, I’m worried about all this “nodding off”.
As for the house, what you’re possibly missing is the experience of it. The architect of 545 North Street is to be credited with designing a thoughtful, timeless layout that will survive many renovations and updates over the years. The house has a sensible floor plan, designed for the way people live. Architects make a mistake when they attempt to re-invent certain well-established room patterns and sizes.

      • The house is not past Lower Cross Road – it’s south of the Merrit. But I do agree with previous posters, I am missing what is so special about this place. For example, 49 Doubling was just reduced to 5.495 and seems nicer to me – the house is the same size more or less, but a smaller property. How much is value affected by the 1 acre vs 2 acre proposition?

Oooh, I was so ready to slam you on the location question, but sadly, you are correct, 545 North Street is located across from the Taconic Road intersection. As for the comparison with 49 Doubling, it’s not just the extra acreage at 545 North, nor is it the fact that buyers will pay up to be part of a “row of mansions” such as what you have up there on North Street. I, too, like 49 Doubling (on since May 2008, starting at $7.49M), but 545 North Street is simply a better house.
