This is significant because it shows we’ve really come all the way back, and then some, since the 2008 “crash”. This .19 acre property sold in 2012 for $500,000. CJS Building Corp put up a nice house, and immediately sold it for the then street record of $1,650,000 in May, 2013.
Three years later, the same house has fetched $1,917,500, about 16% more. Very nice!

Ok, I’m back. The Havemeyer Park record is $2,375,000 for 11 Pleasant View Place, in 2013, followed by 4 Robin Place, which got $2,300,000 in 2014.
Okay – but I was referring to HP (Havemeyer Park) proper, which is everything below North Ridge and above US 1…at least – in my mind that is HP proper.

Er, no, not interesting, just standard stuff. The actual “haircut”, as you say, was 8.4%. Since over-pricing is practically mandatory in this town, it might have been worse, they might have started at $3M!
