How Many Deals Since January 1st? How’s About 78!

Well dammit, I didn’t keep track of this last year, so it’s impossible to prove* that 78 deals is a big number, but my instincts tell me it is.

* The MLS system is great for tracking sales, but once a property closes, its “contract status” disappears, so you can’t search for, say, “accepted offers between Jan. 1, 2012 – Jan. 22, 2012″…..understand? No? Too bad.

      Nope, they definitely have a deal; according to the Greenwich MLS, 331 Round Hill Road was reported to be “under contract” on December 12, 2012. And this has been quite a saga for the sellers. It all started back in September, 2010, at $4,100,000. Two years and three price reductions later, a deal has been struck.
      But your question has revealed a flaw in my methodology! What is this 2012 deal doing in my list of 2013 deals??

      You’re right! For my search parameters, I was very specific regarding “contract date”, which I specified as Jan. 1st onward. Despite that, it’s clear some earlier deals have crept in and contaminated the data! I shall fix (and adjust the headline accordingly).

    Really? Seems a result of lazy programming. You should DEMAND that GAR Evil Princess fix that.
